After running 2 weeks overtime due to miscommunication between sub-contractors, we are now in the 6th week and we are on the market and ready to sell!
There is no such this as a perfect project. Every project we complete we are always learning valuable lessons. We are getting considerably better at managing to turn our projects around in a matter of weeks, instead of months!
We would like to share with you the final product that we have produced and share a few tips and tricks we learnt along the way and that we will be implementing on our next project!
By painting and plastering the walls of the sunroom, adding lights and power sockets, carpet and curtains we have now created a 3rd bedroom / office which will increase our appeal to a broader range of buyers in the marketplace.
The most satisfying part of the project is completing the final walk through, smelling the fresh paint and looking at the sharp staging which transforms a building site into a home. It is great to see our vision come to life!
On our final walk through we managed to spot small things that we had overseen in the process. We noticed our builders had forgot to reattach the doors after the new carpet was laid, and we had forgotten to purchase new light fittings. Luckily we purchased in a great location so the drive wasn’t too long to head down to lighting direct to purchase some new light fittings!
Coming out of lockdown and having not been on site for 6 weeks we realised we were a bit rusty! On this project we took the roll of project manager which means we were managing everyone. The engineer, the builder, the electrician, the plumber, the plasterer, the painter, the carpet layer, the heatpump technician, the landscaper, the cleaners, the stager, the photographer and even the two cats! As you can see there are a lot of moving parts in a project and if one part fails to meet the timeline, a domino effect happens and everyone gets effected.
For future projects we are looking at options for our main contractor to take control of all of the sub-contractors and that way there will be no miscommunication or delays, fingers crossed! This way we will be able to produce better results, on time and on budget. This will affectively increase our scalability by being able to commit to more projects.
I don’t know about you, but I think those light fittings are looking very sharp!
